Understanding the DVC Resale Market
The Disney Vacation Club resale market allows existing DVC members to sell their ownership interests to new buyers. This secondary market has existed since DVC's inception in 1991 and provides an alternative to purchasing directly from Disney. Resale contracts transfer the same deeded real estate interest as direct purchases, with the deed recorded in Orange County, Florida for Walt Disney World resorts or the appropriate county for other locations.
When you purchase DVC on the resale market, you acquire a deeded interest in a specific resort. This ownership includes an annual allocation of vacation points that can be used to book accommodations at DVC resorts. The number of points you receive depends on the contract size, and these points reset each year on your designated Use Year (February, March, April, June, August, September, October, or December).
The Resale Purchase Process
Purchasing DVC resale involves several steps. After a buyer and seller agree on terms, the contract goes through Disney's Right of First Refusal (ROFR) process. Disney has 30 days to decide whether to purchase the contract at the agreed-upon price or waive their right and allow the sale to proceed. If Disney waives ROFR, the transaction moves to a title company for closing, which typically takes an additional 30 to 45 days.
The title company handles the transfer of the deed, ensures all liens are cleared, and records the new ownership with the county. Once the deed is recorded, Disney updates their membership system to reflect the new owner. From contract acceptance to full membership activation, the entire process generally takes 60 to 90 days.
What DVC Membership Includes
DVC members can book stays at their home resort up to 11 months in advance, or at any DVC resort starting 7 months before arrival. Points can be banked into the following year (with restrictions) or borrowed from the next year's allocation. Members pay annual dues that cover resort maintenance, property taxes, and other operating costs. These dues vary by resort and are assessed per point owned.
Resale purchases do include certain membership benefits such as access to all DVC resorts for booking, member discounts on dining and merchandise at Walt Disney World, and access to the DVC Member website and app for managing reservations. However, some benefits that come with direct purchases from Disney, such as Disney Collection exchanges and certain perks programs, may not be available to resale buyers depending on when the original contract was purchased.
DVC Resorts Available on the Resale Market
Resale contracts are available for all Disney Vacation Club resorts. At Walt Disney World, these include Bay Lake Tower at Disney's Contemporary Resort, Boulder Ridge Villas and Copper Creek Villas at Disney's Wilderness Lodge, Disney's Animal Kingdom Villas, Disney's Beach Club Villas, Disney's BoardWalk Villas, Disney's Old Key West Resort, Disney's Polynesian Villas and Bungalows, Disney's Riviera Resort, Disney's Saratoga Springs Resort, and The Villas at Disney's Grand Floridian Resort.
Outside of Florida, DVC properties include Aulani, Disney Vacation Club Villas in Hawaii, The Villas at Disney's Grand Californian Hotel in Anaheim, and Disney's Hilton Head Island Resort and Disney's Vero Beach Resort on the Atlantic coast. Each resort has its own point chart, which determines how many points are needed for different room types and travel dates.
